Living in Monroe Ward, Richmond

The downtown neighborhood that VCU's Monroe Park Campus grew into. Class on one side, the James River on the other, and a Pulse station four minutes from the front door.

4 min to campus 4 min to the Pulse 6 min to Monroe Park
The short answer

Monroe Ward is a downtown Richmond neighborhood roughly bounded by Belvidere Street, Broad Street, Foushee Street and the Downtown Expressway. It overlaps the western edge of VCU's Monroe Park Campus, which makes it one of the few Richmond neighborhoods where students can walk to class, walk to a bus rapid transit station and reach the James River in under half an hour without a car. Parc View at Commonwealth sits at 321 W Grace St, near the center of it.

The Neighborhood

What Monroe Ward Actually Is

Monroe Ward is a compact downtown grid west of Richmond's financial district and east of the Fan. It takes its name from Monroe Park, the city's oldest public park, which anchors the neighborhood's western edge and doubles as the front lawn of VCU's Monroe Park Campus. The result is a neighborhood where university buildings, older brick commercial blocks, apartment towers and theaters sit on the same streets.

For a student, the practical consequence is density. Grace, Franklin and Main Streets run east to west through the neighborhood and connect directly into the campus core, so the trip to class is a matter of blocks rather than miles. Broad Street forms the northern boundary and carries the GRTC Pulse, Richmond's bus rapid transit line, which means a station is usually closer than a parking space.

The neighborhood is also walkable in the literal sense rather than the marketing sense. Short blocks, a full sidewalk grid, and destinations stacked close together mean most daily trips do not require a car. Groceries, the campus gym, the library, a theater and a riverfront trail are each inside a reasonable walk or a short bike ride.

Everyday Errands

The Unglamorous Part

Neighborhood guides tend to skip this and lead with nightlife. But the thing that decides whether a location works is whether you can buy groceries, refill a prescription and get a package without planning your week around it.

Groceries

About 6 minutes by bike

The Kroger on North Lombardy Street is the closest full grocery store, roughly a 6 minute ride or a 19 minute walk. Carrying a week of groceries that distance on foot is a real consideration, which is one reason bike storage and garage parking matter more here than the amenity list suggests.

Smaller markets and convenience options sit closer along Broad and Grace. Delivery services cover the whole neighborhood.

Packages

On site

Parc View has a dedicated package room, added as a capital improvement after the building opened. In a 509-bed high rise, that is the difference between reliable delivery and a lobby full of boxes.

Downtown addresses get full service from every major carrier, and the building has controlled access at the entry.

Coffee and Studying

In the building and out

Cabell Library is a 10 minute walk and is the default study spot until midterms, when it fills. Coffee shops line Grace and Broad within a few blocks.

Parc View includes private and group study rooms, free printing and free coffee on site, which covers the nights when the library is closed or full.

Parks and River

Green Space and the James

Monroe Park sits about six minutes west on foot. It is the oldest park in Richmond, reopened after a full renovation, and it functions as the informal center of campus life: a cut-through between classes, a place to sit outside, and the gathering point before and after campus events.

The James River is the bigger draw. Brown's Island is roughly a 7 minute bike ride or a 23 minute walk south of the neighborhood, and it connects to the T. Tyler Potterfield Memorial Bridge, a pedestrian and bike crossing that runs above the river to the south bank. From there the Richmond riverfront trail system opens up. For a downtown address, having a river crossing and a trail network inside a 10 minute ride is unusual.

Parc View adds a Zen wellness terrace and an on-site dog run, plus views over Monroe Ward Park and the Richmond skyline from the upper floors of the 16-story tower.

Culture and Nightlife

Inside the Neighborhood and Just Outside It

The Altria Theater sits about eight minutes away on foot at the edge of Monroe Park, hosting touring Broadway productions, concerts and comedy. The Dominion Energy Center is roughly 15 minutes east on foot for theater, ballet and symphony performances. Between them, two of Richmond's major performance venues are inside a walk.

A short ride widens the options considerably. The Virginia Museum of Fine Arts is about 13 minutes by bike and general admission is free. Carytown, roughly 16 minutes by bike, runs several blocks of independent shops, restaurants and a historic movie theater. Scott's Addition, a similar distance north, is Richmond's concentration of breweries, cideries and food halls, and it is directly served by the Pulse from the station four minutes from the building.

The Siegel Center, about 14 minutes on foot, hosts VCU basketball. On game days the walk to campus is the same one you take to class.

Getting Out of Town

Trips Home and Weekends Away

Richmond Main Street Station is about a 9 minute bike ride or a short drive east, with Amtrak service on the Northeast Regional line running north toward Washington, Baltimore, Philadelphia and New York, and south toward Newport News and the Carolinas. For students from the Northeast corridor, the train is often simpler than flying.

Richmond International Airport is roughly 20 minutes by car east of downtown, traffic depending. Interstate 95 and the Downtown Expressway are both minutes from the neighborhood, which puts Washington around two hours north and Virginia Beach around two hours southeast.

Within the city, the GRTC Pulse station four minutes away runs the length of Broad Street from Rocketts Landing in the east to Willow Lawn in the west, connecting downtown, the arts district, VCU and Scott's Addition without a car.
