1 Bedroom Apartments Near VCU
1 Bedroom Apartments Near VCU
No roommates, no shared living room, no coordinating with anyone. The entire apartment is yours, four minutes from the VCU School of Business.
Parc View at Commonwealth offers two one bedroom floor plans, A1 and A1 Penthouse, both 601 square feet with one bedroom and one bathroom. Each is a complete private apartment with a full kitchen, a full-size washer and dryer and furniture included. At 601 square feet for one person, these are the most private and most spacious-per-person layouts in the building, and with only two plans in a 509-bed community they are the first to lease. The 2027/28 term runs August 14, 2027 to July 31, 2028.
Every 1 Bedroom Layout
| Plan | Beds | Baths | Square feet | Notes |
|---|---|---|---|---|
| A1 | 1 | 1 | 601 | Standard floors |
| A1 Penthouse | 1 | 1 | 601 | Upper floors of the 16-story tower |
Two plans, identical in size. The penthouse version sits on the upper floors of the tower. Ask the leasing office which floors and views are available, since that is the practical difference between them.
Current rates by plan are on the floor plans page. Rates are quoted per bed, not per apartment.
When a 1 Bedroom Is the Right Call
A one bedroom is the right answer when living alone is the point rather than a budget consideration. There is no roommate to match with, no shared living room to negotiate, no one else's schedule in your kitchen. For graduate and professional students, students with demanding clinical or lab schedules, and anyone who has already done the roommate thing and decided against it, that is worth more than square footage.
At 601 square feet for one person, these are the largest per-resident layouts in the building. A four bedroom apartment gives each resident roughly 350 square feet of the total. A one bedroom gives you all 601.
The honest trade is cost. Per bed, a one bedroom is the most expensive way to live here, because you are carrying a whole apartment rather than splitting the kitchen and living room four ways. If budget is the deciding factor, the four bedroom plans are the other end of that spectrum.
The second consideration is availability. There are two one bedroom plans in a building with 509 beds. They lease early and they do not come back. If this is what you want for 2027/28, early is not a sales tactic, it is arithmetic.
Furnished, and What That Actually Means
Furnished is a word communities use loosely. Here is the inventory.
In each bedroom
- Full-size bed
- Two stackable dressers
- Desk
- Desk chair
- Private bathroom
A full-size bed is 54 by 75 inches. Bring sheets sized accordingly, not twin XL residence hall bedding.
In the living room
- Sofa
- TV stand
- Coffee table
- 55 inch smart TV
- Additional chair, select units
- Movable bar, select units
The chair and movable bar are in select units only. Ask which plans include them.
You bring
- Bedding and pillows
- Towels
- Cookware, dishes, utensils
- Lamps
- Shower curtain and bath mat
- Cleaning supplies
None of the furniture is billed as a monthly package. Worth checking elsewhere, since a furniture charge on top of rent is common and adds up over a lease.
Every apartment also includes a full-size washer and dryer, a modern kitchen with the standard appliance package, and 1 full bathroom. Rent covers trash, 1 Gbps internet and standard pest control. Water, sewer and electricity are billed back monthly through Conservice with no caps. Current rates are on the floor plans page and the full fee schedule is on the fees page.

The 1 Bedroom Plans
Both one bedroom plans, A1 and A1 Penthouse, are 601 square feet with one bedroom and one bathroom. That is the full apartment for one resident, including the kitchen, living area, bedroom and bathroom. By comparison, a resident in a four bedroom apartment has roughly 350 square feet of the total. One bedroom plans give a single resident the most space of any layout in the building.
There are only two one bedroom floor plans in a 509-bed community, so they lease earlier than other layouts. If a one bedroom is what you want for the 2027/28 year, apply early in the leasing season rather than late. The leasing office can tell you what is currently available and whether a waitlist is open.
Both are 601 square feet with one bedroom and one bathroom. The penthouse version sits on the upper floors of the 16-story tower. The practical difference is floor height and view rather than layout or size. Ask the leasing office which floors are available and what each looks out on, since views over Monroe Ward Park and the Richmond skyline vary by exposure.
No. The one bedroom plans are complete private apartments with no shared space. Roommate matching exists for residents choosing two, three or four bedroom layouts who do not have a group, but it is optional and does not apply to a one bedroom. If living alone is the priority, this is the layout for it.
Furnishing, Lease and Leasing
Each of the 1 bedroom includes a full-size bed, two stackable dressers, a desk and a desk chair. The living room includes a sofa, a TV stand, a coffee table and a 55 inch smart TV, with an additional chair and a movable bar in select units. Kitchens include the standard appliance package and every apartment has a full-size washer and dryer. Residents bring bedding, towels, cookware and lamps. None of the furniture is billed as a separate monthly package.
The 2027/28 lease term runs August 14, 2027 to July 31, 2028. That is just under a full year and it covers the summer between academic years, unlike a university academic-year contract that ends in early May. The lease ends July 31 and the next year's lease begins in mid-August, so there is a short gap between lease years to plan around.
Trash removal, 1 Gbps internet and standard pest control service are included, along with the furniture package. Water, sewer and electricity usage are billed back monthly through Conservice and appear on the resident ledger rather than as separate utility accounts. There are no usage caps. There is no cable television package. Parking and renters insurance are separate. The full schedule is on the fees page.
There are 57 garage spaces for 509 beds and they sell out every year. The garage holds 39 unassigned spaces and 9 tandem stalls accommodating 18 cars in assigned pairs, roughly one space for every nine beds. If a car matters to you, ask the day you apply rather than at move-in. There is no EV charging. Secure bicycle storage and bike racks are on site, and most residents walk to class.
You sign for your bedroom only, not the whole apartment, so you are responsible for your own rent and nobody else's. If a roommate stops paying or leaves school, your rent does not change and their balance is not yours. This differs from a joint lease, common in houses rented near campus, where every roommate can be held liable for the full rent. It is still a full-term commitment for your own bedroom.
To qualify without a guarantor, an applicant needs monthly gross income of at least three times the monthly rent plus qualifying credit history. Most full-time students do not meet that test, so the usual paths are a guarantor who does, approval through Leap, a third-party cosigning partner whose Guarantor Waiver Program approves based on student status, or a deposit equal to two months' rent. Applicants without a Social Security number must additionally verify identity with a foreign passport carrying an I-551 permanent residency stamp, a valid work visa, or a Form I-94, I-94A, I-766 or F1 student visa valid through the lease term, and pay a deposit equal to two months' rent. This is an identity verification requirement and is separate from income and credit qualification, which still applies.
Two Plans, One Building
One bedroom layouts are the scarcest thing here. Tour early in the season rather than late.
