2 Bedroom Apartments Near VCU
2 Bedroom Apartments Near VCU
One roommate, two private bathrooms, and more square footage per person than any shared layout in the building.
Parc View at Commonwealth offers five two bedroom floor plans ranging from 868 to 922 square feet, each with two bedrooms and two bathrooms. Every bedroom has its own private bathroom, so nothing but the kitchen and living room is shared. At roughly 435 to 460 square feet per resident, these are the most spacious shared layouts in the building. The 2027/28 term runs August 14, 2027 to July 31, 2028.
Every 2 Bedroom Layout
| Plan | Beds | Baths | Square feet | Per resident |
|---|---|---|---|---|
| B1 | 2 | 2 | 871 | ~436 SF |
| B1 Penthouse | 2 | 2 | 868 to 871 | ~434 to 436 SF |
| B2 | 2 | 2 | 922 | ~461 SF |
| B2 Penthouse | 2 | 2 | 892 to 907 | ~446 to 454 SF |
| B3 Penthouse | 2 | 2 | 922 | ~461 SF |
Three of the five two bedroom plans are penthouse-level, on the upper floors of the 16-story tower. B2 and B3 Penthouse are the largest at 922 square feet. Per-resident figures divide total square footage by bed count and are approximate, since bedrooms within a plan are not always identical.
Current rates by plan are on the floor plans page. Rates are quoted per bed, not per apartment.
When a 2 Bedroom Is the Right Call
A two bedroom is the compromise most people are actually looking for. You split the cost of a kitchen and living room with one other person instead of carrying it alone, and you share that space with exactly one schedule rather than three. Every bedroom still has its own bathroom.
The square footage is the argument. At roughly 435 to 460 square feet per resident, two bedroom plans give each person meaningfully more room than a three bedroom at about 370 or a four bedroom at about 355. If the shared living room matters to you, this is the layout where it is least crowded.
The trade is per-bed cost. Splitting an apartment two ways costs more per person than splitting it four ways. The four bedroom plans are the budget end of the building and the one bedrooms are the top, with two and three bedrooms in between.
Two bedrooms work well for a pair who already know each other. If you are coming without a roommate, matching is available, and with only one other person in the apartment the match matters more here than it would in a four bedroom.
Furnished, and What That Actually Means
Furnished is a word communities use loosely. Here is the inventory.
In each bedroom
- Full-size bed
- Two stackable dressers
- Desk
- Desk chair
- Private bathroom
A full-size bed is 54 by 75 inches. Bring sheets sized accordingly, not twin XL residence hall bedding.
In the living room
- Sofa
- TV stand
- Coffee table
- 55 inch smart TV
- Additional chair, select units
- Movable bar, select units
The chair and movable bar are in select units only. Ask which plans include them.
You bring
- Bedding and pillows
- Towels
- Cookware, dishes, utensils
- Lamps
- Shower curtain and bath mat
- Cleaning supplies
None of the furniture is billed as a monthly package. Worth checking elsewhere, since a furniture charge on top of rent is common and adds up over a lease.
Every apartment also includes a full-size washer and dryer, a modern kitchen with the standard appliance package, and 2 full bathrooms. Rent covers trash, 1 Gbps internet and standard pest control. Water, sewer and electricity are billed back monthly through Conservice with no caps. Current rates are on the floor plans page and the full fee schedule is on the fees page.

The 2 Bedroom Plans
Two bedroom plans range from 868 to 922 square feet with two bedrooms and two bathrooms. That works out to roughly 435 to 460 square feet per resident, the most of any shared layout in the building. B2 and B3 Penthouse are the largest at 922 square feet. For comparison, a three bedroom gives each resident about 370 square feet and a four bedroom about 355.
Yes. Every two bedroom plan has two full bathrooms, one per bedroom, with no exceptions and no upcharge. Roommates share only the kitchen, living room and the in-unit full-size washer and dryer. This holds across all 24 floor plans in the building, which is worth verifying when you compare communities, since many offer private bathrooms only in select plans.
You can apply as a pair and request placement together. Residents without a roommate can use roommate matching. In a two bedroom the match matters more than in a larger apartment, since you are sharing the kitchen and living room with exactly one person. Contact the leasing office for how matching works for the upcoming lease year.
B2 and B3 Penthouse are the largest two bedroom plans at 922 square feet. B1 is 871, B1 Penthouse runs 868 to 871, and B2 Penthouse runs 892 to 907. Penthouse versions sit on the upper floors of the 16-story tower. Ask the leasing office which floors and exposures are available, since views over Monroe Ward Park and the Richmond skyline vary.
Furnishing, Lease and Leasing
Each of the 2 bedrooms includes a full-size bed, two stackable dressers, a desk and a desk chair. The living room includes a sofa, a TV stand, a coffee table and a 55 inch smart TV, with an additional chair and a movable bar in select units. Kitchens include the standard appliance package and every apartment has a full-size washer and dryer. Residents bring bedding, towels, cookware and lamps. None of the furniture is billed as a separate monthly package.
The 2027/28 lease term runs August 14, 2027 to July 31, 2028. That is just under a full year and it covers the summer between academic years, unlike a university academic-year contract that ends in early May. The lease ends July 31 and the next year's lease begins in mid-August, so there is a short gap between lease years to plan around.
Trash removal, 1 Gbps internet and standard pest control service are included, along with the furniture package. Water, sewer and electricity usage are billed back monthly through Conservice and appear on the resident ledger rather than as separate utility accounts. There are no usage caps. There is no cable television package. Parking and renters insurance are separate. The full schedule is on the fees page.
There are 57 garage spaces for 509 beds and they sell out every year. The garage holds 39 unassigned spaces and 9 tandem stalls accommodating 18 cars in assigned pairs, roughly one space for every nine beds. If a car matters to you, ask the day you apply rather than at move-in. There is no EV charging. Secure bicycle storage and bike racks are on site, and most residents walk to class.
You sign for your bedroom only, not the whole apartment, so you are responsible for your own rent and nobody else's. If a roommate stops paying or leaves school, your rent does not change and their balance is not yours. This differs from a joint lease, common in houses rented near campus, where every roommate can be held liable for the full rent. It is still a full-term commitment for your own bedroom.
To qualify without a guarantor, an applicant needs monthly gross income of at least three times the monthly rent plus qualifying credit history. Most full-time students do not meet that test, so the usual paths are a guarantor who does, approval through Leap, a third-party cosigning partner whose Guarantor Waiver Program approves based on student status, or a deposit equal to two months' rent. Applicants without a Social Security number must additionally verify identity with a foreign passport carrying an I-551 permanent residency stamp, a valid work visa, or a Form I-94, I-94A, I-766 or F1 student visa valid through the lease term, and pay a deposit equal to two months' rent. This is an identity verification requirement and is separate from income and credit qualification, which still applies.
